View of chateau, with tower and spring to the left.

The house, occupied by the same family for 5 generations, is in good structural order but in need of internal renovation. It has a private lake and approximately 3000m² of grounds, including a small tower, with a mountain spring which runs all year round. If you are looking for a renovation project, this property must be seen!

Situated half an hour from Aix-les-Bains and Chambéry, the chateau lies at about 400m altitude and has views towards the Rhône Valley and the foothills of the Alps.

View from chateau garden.

Please Note : there is no possibility of demolition (partial or complete) or conversion into apartments: we do not wish to waste your time if that is the sort of project you seek.

Chambéry airport (internal and some international flights) is 20 minutes away, while international airports at Geneva, Lyon and Grenoble are little more than an hour’s drive. The nearest motorway is 15 minutes by car.

Description

View of main part of house.

The building has three stories, plus a roofspace with original beams (cathedral style) which could be converted and made habitable. The enclosed stone staircase is circular, and is probably the oldest part of the house. All the main rooms are extremely large, and there are numerous smaller annexes. There is a wine cellar underneath the house, and a wood-fired oven for bread-making and other fine cuisine. Structurally, the building is sound and the roof is in a reasonable condition. The interior requires complete redecoration and fitting.

Ground floor : entrance hall with vaulted ceiling. Living room and dining room. Kitchen (no fittings) and various smaller annexes. Circular stone staircase (with arrow slit windows) to first floor.

First floor : 3 bedrooms (master bedroom approximately 8m x 8m). Bathroom (no fittings) and small annexe believed to have been a chapel in former times.

Second floor : also reached by the circular staircase, two further bedrooms.

To the rear of the property there is a wine cellar and wood-fired oven. Another house adjoins the chateau, not included in the sale. Although adjoining, it is to the rear and does not detract from the charm of the property.

The loft space is not converted, but there is ample room to expand the living space if desired.

The extensive grounds run to approximately 3000m² (about ¾ acre) and include a lake, an area laid to lawn and a pigeon loft.

All water to the house comes from a mountain spring high above. The water is tested regularly and certified safe to drink.

Electricity and telephone supplies are laid on.

Pigeon loft with fountain fed from spring.

Price 500 000 €

(approximately £345 000 – rate correct as of 30.07.06)
